Kāinga Ora is pleased to present the final stage of Ōwairaka Development. You are invited to purchase and develop Stage 4, comprising 16 superlots grouped into six clusters with a total area of 3.95Ha and supporting a yield of approximately 400 homes.

Respondents are invited to submit Proposals for one or more of the superlots described in the offer. It is preferable that you submit an offer for one whole cluster.

Stage 4 Summary

• 16 market superlots
• Total area of 3.95Ha
• Supporting a yield of approx. 400 homes
• 50% + of homes to be KiwiBuild/affordable housing
• All new homes to achieve Homestar 6 rating
• Homes to comply with the Kāinga Ora Design Guidelines which can be viewed at www.kaingaora.govt.nz/publications/design-guidelines/
• Land Purchase Price from $1,400m2 except where 70% or more KiwiBuild is proposed
• Handover dates varies - from December 2022

Respondents are invited to submit a detailed proposal for one or more of the superlots described in the offer. Your proposal should address the requirements outlined in the Ōwairaka Response Form.

All proposal must be accompanied by a signed Terms Sheet.

Selection Process

The shortlist of developers will be selected 20 December 2021.
